Contractor's QS
A contractor's quantity surveyor represents the construction firm's interests. They’ll be a hands-on site presence managing subcontractors and dealing with multiple specialists.
Client's QS
A private quantity surveyor works directly for the client. They'll focus more on budget estimations, collaborating with architects and engineers to prepare tender documents. Site visits will be less frequent, primarily for valuations and meetings.
Both parties will eventually negotiate and settle the final account together.
What Does a Quantity Surveyor Do?
A QS’s responsibility is to carefully estimate costs. They'll liaise closely with all team members to keep the job on track. Their duties may include
Consultation with clients to understand their requirements
Conduction of feasibility studies to vet proposed projects
Calculation of quantities and costs
Preparation of tender packages and contracts, including bills of quantities
Management of risk, value engineering and cost control measures
Negotiation of contracts and schedules
Valuation of subcontractors' work for payments
Continual assessment of value for the client's investment
Analysis of outcomes and provide budget/progress reports
Advice on claims, disputes and any contractual issues
